Obviously the price of a property is a key element in its sale. By putting it on the market at a realistic market price, you increase your chances of selling it reasonably quickly. There are two ways of valuing a property:
By calculating the price per square metre based on recent transactions in the immediate vicinity of your property (ideally in the same building). This method gives us a ball park figure which should then be refined based on the particulars of the property.
By calculating the rental value of the apartment. It is possible to calculate the sale value of a property based on an assessment of the rental income of a property (if it were rented out) and working out the average rental return.
These methods require a certain experience and a good knowledge of the local market and we suggest you consult a real estate professional who will be able to give you a clear idea of how much your property is worth. Choosing an estate agent
Choosing an estate agent you can trust is an important part of selling your property. We recommend you select a recognised estate agent, that has been in business for some time and that has communications tools (especially on the Internet), with an international reach and that is a member of the inter-agency network, the SIA.

Choosing a type of mandate
If you wish to entrust the sale of your apartment to an estate agent, you need to fill out a mandate. There are three types of sale mandates:
the simple mandate: this leaves you free to sell the property yourself and offer it for sale with as many estate agents as you wish.
the semi-exclusive mandate: with this, you entrust your property to just one estate agent but you may also sell it yourself without having to cover the agency's costs.
the exclusive mandate: you entrust the sale of your property to one single estate agent.
Why choose an exclusive mandate? You should be aware that a mandate it time-limited and after a minimum period (typically three months) you can cancel it whenever you want. reimbursement of property surveys upon the sale of your apartment. These surveys are obligatory and cover the surface area of the apartment (the Carrez Law), the presence of termites, lead or asbestos, technological risks and energy efficiency (EPC).
a substantial presence online (on our website and on numerous specialised sites) and offline (in newspapers such as Nice-Matin or specialist magazines such as Maisons et Appartements...)
the inclusion of your property in a special SIA data base. This inter-agency property platform is a very effective way of promoting your property among all our colleagues on the Côte d'Azur.
